We are currently seeking candidates for the role of Building Operator based at one of our AAA office buildings in the Downtown area. The Building Operator will be a key member of the Operations team at the property, focused on meeting the Company’s standards of management and service excellence.

Responsibilities

On a day-to-day basis, the key responsibilities of the Building Operator include:

  • Ensure proper and efficient operation of all building systems, ensure all equipment and device are operated, inspected, repaired, and modified in an effective manner.
  • Monitor tenant construction and capital projects to ensure base building systems are not altered or damaged and that building codes are followed by contractors working at the property
  • Liaise with consultants and supervise outside contractors to ensure compliance with building rules and regulations; assist and monitor contractors as required
  • Provide a continuous “on-line” operation of all building systems during normal working hours and schedule any major overhauls, etc., to off-hours, holidays or weekends.
  • Complete maintenance and repairs as required; including, but not limited to filter replacement, lamp replacement, plumbing repair work, belts and small motor replacements, doors & locks etc.
  • Conduct regular interior, exterior and roof inspections of properties for damage and perform or arrange repairs;
  • Perform daily walk-through, check equipment, conduct water treatment test and take readings;
  • Perform grounds maintenance, picking up litter on the property;
  • Perform monthly diesel generator testing;
  • Perform routine maintenance and preventative maintenance on the electrical/mechanical and structural components as required. I.e. changing light bulbs, tubes, v-belts, lubricating equipment, snow shoveling, grounds maintenance, service washroom tap, flush valves, etc.;
  • Assist in obtaining quotes for work to be performed;
  • Prepare and submit operational reports monthly, including logging and monitoring all utility meter readings and administering usage;
  • Check base building fire extinguishers and emergency lights;
  • Monitor the fire alarm system and install bypass when required and put system back to normal;
  • Perform monthly fire, life and safety testing;
  • Provide guidance to junior members of the Team to ensure work is being performed in a safe and efficient manner;
  • Perform preventative maintenance program inspections and tasks and ensure all data required is entered;
  • Respond to tenant requests by way of the Angus work order system and ensure open items are addressed completely;
  • Escalate work orders of a more complex nature as required to the Operations Supervision/Management Team;
  • Communicate, health, safety and environmental concerns that affect staff, tenants and the public to Operations supervision/management;
  • Conduct work in a safe manner and adhere to the Company’s health and safety policies and procedures.

Qualifications

To succeed, candidates must possess the following combination of education, experience and skills:

  • 5+ years of direct experience in the Building Operation field, with an emphasis on Class A and above office buildings;
  • Experience in the operation of heat exchange units and the EnWave Deep Lake Cooling system and steam heating system is required;
  • Hands-on working experience with water testing;
  • Completion of BES I & II;
  • Solid working knowledge of the OHSA;
  • Completion of WHMIS, Lock-Out/Tag-Out; Working at Heights;
  • Completion of First Aid with CPR;
  • Ability to communicate clearly and effectively, both verbally and in writing, with co-workers, tenants and the public;
  • Strong ability to support team members proactively and help and advice;
  • Ability to interact with all levels of employees, tenants and the public in a courteous manner;
  • Flexibility to work in an environment where shifts rotate on a regular basis; and
  • Ability to work with minimum supervision on a daily basis.
