About The Job

We currently have an opening for the position of Building Operator at a downtown Toronto office building. In this role, the incumbent will ensure that the operation and maintenance of the mechanical and electrical systems through close collaboration with other building service personnel, contractors, consultants, management and tenants.


On a day-to-day basis, the key responsibilities of the Building Operator include but are not limited to:

  • Supervise the work conducted by trades and contractors to ensure quality of work;
  • Conduct checks of all mechanical equipment and pneumatics and log readings;
  • Operate the computerized environmental lighting and control systems;
  • Provide a continuous, online operation of mechanical and electrical equipment during normal working hours;
  • Conduct minor repairs, e.g. plumbing, changing light bulbs, etc.;
  • Inspect shipping/loading dock area;
  • Maintain base building rooms in a clean and tidy manner including painting;
  • Daily walk-through of the building is required to check equipment, conduct water treatment test and take readings;
  • Responsible for grounds maintenance, picking up litter on the property;
  • Perform monthly diesel generator testing;
  • Assist in obtaining quotes for the work to be performed at the property;
  • Prepare and submit operational reports monthly, including logging and monitoring all utility meter readings and administering usage;
  • Oversee the training of Fire Wardens and coordinate Fire Drills in collaboration with the Security Team at the property;
  • Check base building fire extinguishers and emergency lights;
  • Monitor the fire alarm system and install bypass when required and put system back to normal; perform monthly fire and life safety testing;
  • Perform preventative maintenance program inspections and tasks and ensure all data required is entered;
  • Respond to tenant requests by way of the work order system and ensure open items are addressed completely;
  • Escalate work orders of a more complex nature as required to the Operations management team;
  • Operate the BAS; and
  • Communicate health, safety or environmental concerns that affect staff, tenants and the public to the Operations Management team.


To succeed, candidates must possess the following combination of education, experience and skills:

  • 5+ years of direct experience in the Building Operations field, with emphasis on High-Rise office buildings;
  • Experience in the operation of heat exchange units and the EnWave Deep Lake Cooling system and stem heating systems is required;
  • Hands-on working experience with water testing;
  • Completion of BES I & II is required;
  • Solid working knowledge of the OHSA is required;
  • Completion of WHMIS, Lock-out/Tag-out, Working at Heights training is preferred;
  • Completion of First Aid training is preferred;
  • Ability to communicate clearly and effectively, both verbal and in writing, with co-workers, tenants and the public is required;
