Responsibilities
- Inspect and report on the operation of building systems on a daily basis including daily walk-throughs.
- Provide a continuous “on-line” operation of all building systems during normal working hours and schedule any major overhauls, on off-hours, holidays or weekends.
- Monitor tenant construction and capital projects to ensure base building systems are not altered or damaged and that building codes are followed by contractors working at the property.
- Complete maintenance and repairs as required including, but not limited to filter replacements, lamp replacements, plumbing repair work, belts and small motor replacements, and doors & locks.
- Conduct regular interior, exterior and roof inspections of the property for damage and report on necessary repairs.
- Perform diesel generator testing and water treatment readings and tests on pre-determined schedules.
- Prepare and submit operational reports including logging and monitoring of all utility meter readings and administering usage.
- Respond to tenant requests by way of the Angus work order system and ensure open items are addressed completely.
- Communicate, health, safety and environmental concerns that affect staff, tenants and the public to Operations supervision/management.
- Conduct work in a safe manner and adhere to the Company’s health and safety policies and procedures.
- Other Responsibilities include: providing technical guidance to junior members of the Team and having flexibility to work on shifts that rotate on a regular basis.
Qualifications
- Completion of BES I & II.
- Completion of post-secondary diploma/degree.
- A minimum of 5 years of experience as a Building Operator.
- Preference will be given to candidates with experience working in Class A/AAA office buildings.
- Completion of training in WHMIS, Lock-Out/Tag-Out, and Working at Heights.
- Completion of First Aid training with CPR.
- Ability to communicate clearly both verbally and in writing.
- A positive, “can do” attitude on display at all times when dealing with team members and tenants.
- An interest in learning and sharing knowledge of the technical aspects of Building Operations.
- Solid hands-on experience in using small tools.
