Junior Building Operator

We are currently seeking candidates in the capacity of Junior Building Operator at our property located at 320 Bay Street. Reporting to the Operations Supervisor the Junior Building Operator will be a key member of the Operations Team at the property working closely with other Team members, property management staff, contractors and consultants. The end objective is to provide excellent tenant relations to occupants of the building and visitors, in keeping with the Company’s standards of property management.

RESPONSIBILITIES: On a day-to-day basis, you will be responsible for handling tasks that meet the operational objectives of the property, including:

> Perform daily walkthroughs, check the equipment, conduct water treatment tests, take various readings.
> Receive incoming Angus requests for service – via phone/email and respond to tenants by providing pertinent information to resolve issues and closing work orders with proper comments and within specified timeframe, or escalating to the Operation Supervisor and/or Building Operations Manager as required.
> Perform routine maintenance, preventative maintenance and minor electrical/mechanical; i.e. changing of light bulbs, tubes, belts, filter changing, lubricating equipment etc.
> Perform minor plumbing tasks including but not limited to faucet repairs, toilet and trap cleaning and un-plugging of sinks, etc.
> Take hydro and water readings where necessary on a monthly basis.
> Perform cleaning and painting tasks in the electrical/mechanical and other areas as directed by the Operations Supervisor.
> Maintain mechanical, electrical rooms and the grounds, i.e. litter pickup etc.
> Perform minor repairs, assembly and installations as required.
> Perform monthly Diesel Generator Testing and Fire Life Safety Testing on weekends and after hours.
> Interact with contractors and third-party vendors, security, house cleaning etc.

QUALIFICATIONS: To succeed, candidates must possess the following combination of education, experience and skills:

> Enrolment in the Building Environmental System (BES) Operator Class I & II or equivalent experience;
> Experience in mechanical maintenance and repair and chemical treatment is an asset;
> 1-2 years minimum related experience;
> Great attitude and willingness to learn and work in a team environment;
> Communicate effectively (verbally and in writing) with contractors, tenants and all levels of the operations and management team;
